- Divide the Villa into 2 villas – and sell as 2 separate villas.
Bearing in mind the cheapest Casa de Campo golf villa currently available on the Casa de Campo real estate market is US$525,000 with only 2 bedrooms. So if you took this 6 bedroom golf villa and divided it into two 3 bedroom golf villas – you have the potential to sell each half for at least US$500,000 each or rather US$1million for both.
- Divide the villa into 2 villas – live in one and sell the other.
If you are looking for a reasonably priced family home in Casa de Campo, there really are very few options – especially if your budget is less than US$500,000. However, if you bought this golf villa for the asking price of US$750,000, you could live in one half and sell the other half at the incredibly reasonable price of say US$500,000 – then you would have paid only US$250,000 for your half. Of course this option is a risk, but what an opportunity! And even if you only managed to sell the other half for US$400,000 – you would still have only paid US$350,000 for your half (that’s US$175,00 cheaper than the cheapest Casa de Campo villa currently available.)
- Divide the villa into 2 villas – live in one and rent the other.
This is perhaps the easiest option. As the villa already has 2 separate entrances and can be divided in a very basic way by locking the stairway between the 2 floors – the villa can be divided at no cost whatsoever, for the purposes of renting. The other half of the villa could then be rented on a monthly basis for at least US$2,000 per month (certainly enough to cover maintenance bills) or rented on a per night basis for US$250 – with the potential of bringing in an income of approximately US$7,000 per month.Wow! I’ve just made such a good argument for buying this villa, I’m tempted to buy it for myself – can anyone lend me US$750,000?
